Terms and Conditions

1. Guaranteed Rent

The Operator pays a fixed rental amount in advance each month, regardless of occupancy or arrears.

2. Operator Responsibilities

The Operator will:

  • Pay guaranteed rent on time.

  • Manage tenants, viewings, and administrative tasks.

  • Carry out minor repairs up to £____.

  • Maintain cleanliness and compliance of the property.

  • Handle tenant deposits.

  • Obtain HMO licence if required.

3. Landlord Responsibilities

The Landlord must:

  • Provide a compliant property.

  • Provide Gas Safety Certificate, EICR, and EPC.

  • Maintain structural and major systems.

  • Keep valid buildings insurance in place.

4. Repair Exclusions (Landlord Liability)

The Operator is not responsible for:

  • Structural repairs.

  • Boiler or heating replacement.

  • Full rewiring or plumbing replacement.

  • Repairs covered by insurance.

5. Inspections

  • The Operator may inspect the property with reasonable notice.

  • The Landlord may inspect quarterly with 48 hours’ notice.

6. Utilities

  • The Operator is responsible for gas, electricity, water, council tax, and broadband unless otherwise agreed.

7. Use of Property

  • The property may be used as a single let, HMO, or serviced accommodation (if permitted) in accordance with regulations.

8. Deposits

  • The Operator protects tenant deposits in an authorised scheme.

9. Indemnity

  • The Operator covers tenant-caused damage.

  • The Landlord covers structural and insured losses.

10. Termination

  • Termination by mutual consent can occur at any time.

  • In case of breach, a 14-day period is given to remedy the issue.

  • Optional landlord break fee may apply.

  • The Operator may terminate the agreement if the property becomes uninhabitable.

11. Handover

  • Upon termination, the property will be returned clean and maintained, with keys handed over and rent settled.

12. Governing Law

  • These Terms and Conditions are governed by the laws of England & Wales.
